Sandbaai, a laidback, residential suburb of Hermanus is situated after Onrus, when traveling from the direction of Cape Town. The older suburb – popular for it’s central location and affordability – has a large majority of permanent residents and less holiday homes. Sandbaai was popularized in the late 1990’s when developers saw the potential in townhouse development and a number of complexes were built. The suburb has grown sporadically over a thirty year period as the demand for affordable housing increased and as many holiday property owners relocated to Hermanus to live in their holiday homes permanently. Sandbaai is divided into the East and West, separated by the Main Road, with the East neighboring an industrial area, an informal settlement and the New Whale Coast Mall. The Western side of Sandbaai, bordering Onrus, has no industrial or retail trade.  The Curro Private School – a more recent addition to the suburb – has attracted many younger families to the area. 

Many of the older homes have been modernized and refurbished by new homeowners. Freehold plot sizes in Sandbaai range from 600m2 – 1200m2. Many of the larger plots have flatlets with potential for additional income or workspace for those who work from home. There are only a limited amount of freehold plots available for sale in the suburb. There are 12 townhouse complexes in total with two which are currently being developed. Property values range from R2,500,000+ for an older home on the eastern side of the suburb to R10,000+ for prime coastline properties. Townhouse prices range from R2,000,000 to R4,500,000+ with only a limited amount of townhouses available in the current market.  Sandbaai has a spectacular coastline with a white sandy beach and a walkable coastal cliff path around the entire suburb. The mountain views are exquisite. An older suburb perhaps, but still extremely desirable with a high demand from potential purchasers far and wide.
